    Faulty electrical installations are a major cause of fires in the UK and can affect insurance policies and create legal liability for property owners. That's why UK electrical work has strict regulations. The key standards are BS 7671 (the 18th Edition IET Wiring Regulations) and Part P of the Building Regulations. These set out that electrical work must be completed by competent persons and properly certified.

    For commercial properties, the Electricity at Work Regulations 1989 place legal duties on employers to maintain safe electrical systems. In practice, this usually means regular Electrical Installation Condition Reports (EICRs) – typically every 5 years. Portable Appliance Testing (PAT) is a common way to comply with these regulations, helping ensure electrical equipment is maintained and inspected at appropriate intervals. Poor electrical maintenance can affect insurance claims and create legal liability.

    EICR (Electrical Installation Condition Reports)
