Fire Alarm Maintenance in Worcester

If your fire alarm system was installed correctly but has not been serviced since, you are carrying a risk most responsible persons do not see coming. MAC Security Systems provides fire alarm maintenance across Worcester, from Worcester Six Business Park to the city centre around Crowngate. We are a BAFE SP203-1 registered company, and our engineers hold FIA Level 3 qualifications. That covers the servicing your system needs to stay in efficient working order, not just the day it was switched on. Keep going to see exactly what that means for your building.

The Big Picture

  • Our BAFE SP203-1 registered company carries out fire alarm maintenance across Worcester to BS 5839-1:2025, the current code of practice for design, installation and maintenance of fire detection systems.
  • Servicing is carried out by engineers who hold FIA Level 3 qualifications, the OFQUAL-regulated examination standard covering fire alarm design, installation, commissioning and maintenance.
  • We offer a free, no-obligation special inspection when you take over a maintenance contract with us, something a lot of providers charge for separately.
  • Fixed-fee contracts, no annual increases during the term, and the same call-out charge whether your site is round the corner or the other end of the country.
  • Remote diagnostics where the fault allows it, so a lot of issues get sorted before you even notice something is wrong.

Your legal duty to maintain, not just install

Under the Regulatory Reform (Fire Safety) Order 2005, the duty does not stop once your fire alarm is fitted. Article 17 covers your detection and alarm system directly. In the Order's own words, it must be "subject to a suitable system of maintenance and are maintained in an efficient state, in efficient working order and in good repair."

That is a live, ongoing duty. An installer who fits your system and disappears has only done half the job the law expects of your premises.

This is an informational overview, not legal advice. Your fire risk assessment and a competent fire safety professional should determine your exact obligations.

What the law actually requires of you in Worcester

Article 9 of the Fire Safety Order 2005 requires you, as the responsible person, to carry out a suitable and sufficient fire risk assessment. In practice, that assessment is what determines the inspection and servicing regime your fire alarm actually needs.

Since 1 October 2023, following changes made by the Building Safety Act 2022, you must record that assessment in writing. That applies whatever the size of your workforce. The old "five or more employees" threshold no longer applies. Hereford & Worcester Fire and Rescue Service enforces this for Worcester businesses. It can issue enforcement notices or prosecute where standards fall short.

BS 5839-1:2025 is the current British Standard covering fire alarm maintenance. It gives you a recognised way of meeting the "efficient working order" test in Article 17.

Unmaintained equipment is not a theoretical problem. According to Home Office fire and rescue incident statistics for the year ending December 2025, 169,153 false alarms across England were caused by faulty apparatus. That is down 6.1% on the year before, but still up 18% on five years earlier. A properly maintained system is one less reason for your alarm to cry wolf, and one less reason for an insurer to ask awkward questions after a real incident.

What our fire alarm maintenance in Worcester covers

We build every maintenance contract around what your building actually needs, not a generic template.

  • Professional servicing carried out to BS 5839-1:2025, covering system inspection, device testing and control panel diagnostics
  • Battery checks and fault resolution, with clear documentation you can hand straight to your insurer or Building Control
  • A free, no-obligation special inspection on takeover, so switching to us does not cost you extra before the contract has even started
  • Remote diagnostics where the fault allows it, cutting down on site visits and downtime
  • 24/7 emergency response when something needs a person on site, not just a phone call

Our BAFE SP203-1 registered company is independently audited every six months. That means the standard behind your maintenance contract is checked, not just claimed.

Whatever type of fire alarm system you already have, conventional, addressable, wireless or aspirating, we maintain it to the same BS 5839-1:2025 standard. You do not need to have used us for the original installation. A lot of our maintenance clients came to us with a system someone else fitted, and stayed because the servicing was actually done properly from that point on.

Every visit ends with a service log and certificate you can keep with your fire risk assessment. If a loss adjuster or the fire service ever asks for evidence that your system is maintained, you have got it, not a promise that it is somewhere on file.

Why fire alarm maintenance gets neglected in the first place

Most Worcester businesses do not set out to let their fire alarm maintenance slip. It usually happens gradually, through a few familiar problems we hear about constantly when we take over a contract.

  • Faults get logged and then sit unresolved for months. We have taken over contracts where issues dated back as long as three months, quietly ignored by the previous provider.
  • Special inspections on takeover get charged separately, on top of the maintenance fee itself, which puts people off switching even when their existing service is poor.
  • Annual price increases arrive every year with no improvement in service to justify them.
  • Maintenance gets handed to a company that is not BAFE SP203-1 registered, which can leave your insurance position weaker than you realise, even if nothing has gone wrong yet.

None of that is a reason to put off sorting your maintenance contract. It just means choosing a provider who will not repeat any of it.

Servicing that fits Worcester's mix of buildings

Worcester is a cathedral city, but its commercial base runs well beyond the tourist centre around Worcester Cathedral and the River Severn. Worcester Six Business Park at M5 Junction 6 has drawn manufacturing, logistics and healthcare occupiers. Great Western Business Park on Tolladine Road and the Newtown Road corridor add a steady supply of light-industrial and office space. Around Crowngate and the High Street, the mix shifts to retail and hospitality with older, mixed-use stock.

A warehouse unit at Worcester Six needs different maintenance from a Victorian building near the city centre. The same six-monthly servicing principle under BS 5839-1:2025 still applies to both. Recorded crime in Worcester also runs above the national average. That is one more reason a provider who keeps your systems fault-free, not just installed, matters to your insurer as much as to you.

"We switched to MAC Security a few years ago and have never looked back. All engineers are friendly and professional and deliver work of the highest standard. Holly in the office is so helpful and efficient, and MAC have sorted any issue out promptly and effectively, and remotely where possible, which is so convenient.
Zahir and Naseem Ahmed

That is what a maintenance contract should feel like: problems sorted before they become your problem.

Why choose MAC Security Systems for fire alarm maintenance in Worcester

Company-level credentials: our BAFE SP203-1 registered company covers design, installation, commissioning and maintenance to BS 5839-1:2025, independently audited every six months. We also hold NSI Gold Fire approval and are full members of the FIA.

Individual engineer qualifications: our engineers hold FIA Level 3, an advanced, OFQUAL-regulated examination qualification covering fire alarm design, installation, commissioning and maintenance.

We price every maintenance contract honestly. If I could take £100 off the job, I've charged £100 too much. No annual price increases during your contract term, and no panel locking, so you are never trapped with a provider who will not let another company near your own system.

We already maintain systems for clients including Amber Taverns, across more than 100 pub sites nationwide, and multi-school academy trusts. The same fixed price and the same standard of service apply whether you run one site in Worcester or several across the region.

Frequently Asked Questions

How often does a commercial fire alarm system need servicing in Worcester?

BS 5839-1:2025 recommends professional servicing at intervals not exceeding six months. The Regulatory Reform (Fire Safety) Order 2005 requires your system to stay in efficient working order under Article 17, without naming a fixed frequency itself. Six-monthly servicing to BS 5839-1:2025 is the recognised way of meeting that duty.

Do I legally have to maintain my fire alarm system, even if someone else installed it?

Yes. Article 17 of the Regulatory Reform (Fire Safety) Order 2005 places the maintenance duty on the responsible person, not on whoever originally installed your system. You can bring your maintenance contract to a different company at any time, including us.

What happens during a MAC Security Systems fire alarm maintenance visit?

We inspect the system, test detection devices, check the control panel and batteries, and resolve any faults found. You get clear documentation afterwards for your insurer or Building Control. Where a fault allows it, we diagnose remotely first, so you are not waiting in for an engineer unnecessarily.

We are taking over a building with an existing fire alarm system. What should we do first?

Ask for a special inspection before you sign a maintenance contract with anyone. We offer this free and with no obligation when you take over a system and choose MAC Security Systems, so you know exactly what you are inheriting before you commit.

What does BAFE SP203-1 registration mean for a maintenance contract?

BAFE SP203-1 is a modular scheme, meaning a company can be registered for maintenance specifically, alongside or separately from design, installation and commissioning. Our BAFE SP203-1 registered company is independently audited every six months, giving your insurer and Building Control confidence that the maintenance itself meets a recognised standard, not just the original installation.

Will an insurer accept a fire alarm maintained by any company, or does it have to be certificated?

Insurers increasingly expect maintenance to be carried out by a BAFE SP203-1 registered company. A system maintained outside that standard can give an insurer grounds to query a claim, even where the system itself worked as intended. Using a registered company for both installation and maintenance removes that risk.

Before You Go

A fire alarm that was installed correctly three years ago and never serviced since is not doing the job the law, or your insurer, expects of it. We service what is already in your building, honestly and to BS 5839-1:2025, whether we installed it or not. Call MAC Security Systems today on 0121 271 0149 and let us take maintenance off your list of things to worry about.
